Thomson Eight at a Glance
Thomson Eight is a new residential address in District 11: approximately 776 residences planned on a raised site of 203,073 square feet at 8 Thomson Lane, off Thomson Road, on a 105-year leasehold. For most of the past eighty years the land has been held as a single private estate, home in turn to a large family house, a hotel, a country club and a school campus. Thomson Eight now returns it to residential life, among landed homes, mature trees and established condominiums, including the tall residential towers next door.
The development is led by Sustained Land, a Singapore residential developer with approximately twenty projects to its name. Residential use at a gross plot ratio of 3.5 allows a maximum gross floor area of approximately 781,830 square feet, the frame within which the residences, gardens and facilities of Thomson Eight will be composed. Buyers know the project as Thomson Eight, Thomson 8, the Thomson Eight condo and the 8 Thomson Lane condo.
The setting is the essence of the address. Thomson Lane sits between two of the city fringe’s most complete neighbourhoods, the Novena medical and shopping district to the south and the Toa Payoh town centre to the north, yet the lane itself is calm, green and residential. The project details page brings every particular together in one table.
Raised ground, green surroundings.
An elevated site among landed homes, mature trees and established condominiums, between two complete neighbourhoods.
Thomson Eight is the first new private condominium in this part of Thomson Road since 368 Thomson was launched in 2010, and the largest development by unit count that Sustained Land has led.
Thomson Eight Location

Between Novena and Toa Payoh
Thomson Lane is a short residential lane off Thomson Road, the long artery that climbs north from Newton towards Upper Thomson. Thomson Eight occupies raised ground on the lane, a few minutes’ drive from two very different centres: Novena, with its hospitals, specialist clinics and malls, and Toa Payoh, one of Singapore’s best-loved HDB towns.
8 Thomson Lane lies in postal sector 29, part of District 11, the postal district that also takes in Novena and Watten Estate. It is a central address with a residential calm, close to everything a household uses each week.
Four Stations Within About a Kilometre
In straight-line distance, Mount Pleasant station (TE10) is about 0.7 kilometres away, Toa Payoh (NS19) about 0.8 kilometres away, and Caldecott, where the Thomson-East Coast Line (TE9) meets the Circle Line (CC17), about 0.8 to 0.9 kilometres away. Novena (NS20) is about 1.1 kilometres away and Braddell (NS18) about 1.3 kilometres.
Mount Pleasant station will open in step with the new Mount Pleasant housing estate, as the Ministry of Transport has set out, putting the Thomson-East Coast Line within a short distance of home. Toa Payoh and Novena place the North-South Line close at hand, and Caldecott offers a direct change between two lines.
Walking routes follow the streets, so journeys on foot run a little longer than the straight-line figures. The guide to MRT stations near Thomson Eight describes each station and where its line leads.
The Novena Medical and Shopping Hub
Mount Elizabeth Novena Hospital is about 1.0 kilometre away and Tan Tock Seng Hospital about 1.1 kilometres away, placing one of the densest clusters of hospitals and specialist practices in Singapore a short drive from home.
Around Novena station, Velocity @ Novena Square is about 1.2 kilometres away and United Square about 1.5 kilometres away, with supermarkets, restaurants and enrichment centres between them. The Novena medical and shopping guide covers the district in more detail.
Toa Payoh and Balestier on the Other Side
Northwards, the HDB Hub at Toa Payoh lies about 0.7 to 0.9 kilometres away. It anchors the town centre, with the bus interchange, the station and a long run of shops, markets and food outlets.
Toa Payoh is renewing itself too. The Toa Payoh Integrated Development, which Sport Singapore and its partner agencies expect to complete by 2030, brings a 10,000-seat stadium, an aquatic centre, sports halls, a larger library, a redeveloped polyclinic and a rejuvenated town park together on one site.
To the south-east, Balestier Road keeps its rows of shophouses and its long-standing food and lighting trades; Balestier Plaza is about 1.2 kilometres from the site, and the Zhongshan Park area about 0.7 kilometres. The Toa Payoh and Balestier guide describes both.
Green Space and the Wider Thomson Corridor
MacRitchie Reservoir Park, the gateway to the Central Catchment Nature Reserve, is a short drive away, about 1.5 kilometres in a straight line from the site to the park. Its boardwalks, trails and reservoir paths make weekend walks and morning runs part of everyday life at Thomson Eight.
The Lane and Its Neighbours
Thomson Lane is a quiet residential street. The nearest building is Sky@eleven, a freehold condominium of 273 homes completed in 2010, whose tall residential towers stand next door, about 140 metres away. Around the lane, landed homes, mature trees and established condominiums of different heights share the surrounding streets.
The site itself is raised above the road and framed by mature greenery, giving Thomson Eight a setting that is both central and composed.
Road links are direct. Thomson Road carries traffic south towards Newton and the city and north towards Upper Thomson, while the Pan-Island Expressway runs east and west along the southern edge of the district.
The Thomson Eight location page carries the map, the full table of distances and links to all five area guides.
Thomson Eight Developer

Sustained Land, the Developer
Thomson Eight is developed by a consortium led by Sustained Land, a Singapore residential developer founded in 2006. Since then, Sustained Land has developed approximately twenty residential projects across Singapore.
With approximately 776 residences planned, Thomson Eight is the largest development by unit count that Sustained Land has led, bringing its residential experience to one of the most complete addresses on the city fringe.
A Record in Established Districts
Among Sustained Land’s developments are 3 Cuscaden, a boutique residence off Orchard Road; Sky Everton, a freehold residential tower on Everton Road near Outram and Tanjong Pagar; and One Meyer, on Meyer Road in the East Coast district.
Each sits in a mature residential district where the character of the surrounding streets matters as much as the building itself. Thomson Eight carries that sensibility to an elevated, garden-framed site in District 11.
Experience at Scale
Sustained Land has also worked at a larger scale as a partner. It was part of the joint venture behind The Poiz Residences, a development of 731 units, alongside MCC Land, which led that venture, and Greatview Development.
That experience of a large residential community, combined with its own boutique work in prime districts, forms the background for a development of approximately 776 residences at Thomson Eight.
At Thomson Eight, Sustained Land works with a site of unusual proportions for the city fringe: more than 200,000 square feet of raised, tree-framed land in a single parcel, on a quiet residential lane yet within about a kilometre of four MRT stations, two major hospitals and two town centres.
The Planning Framework
The site measures 203,073 square feet. URA has granted in-principle approval for residential use at a gross plot ratio of 3.5, which allows roughly 710,800 square feet of gross floor area before any bonus.
URA’s guidelines allow bonus gross floor area of up to 10% for qualifying features such as balconies and indoor recreation spaces. With the full bonus, the maximum gross floor area is approximately 781,830 square feet, the envelope within which the residences, gardens and facilities of Thomson Eight will take shape.
A 105-Year Leasehold
Residences at Thomson Eight are held on a 105-year leasehold, six years longer than the 99-year term of most new condominium land in Singapore. The term runs from the start date set out in the sale documents, and each owner holds a share of it with their home.
A longer lease gives a comfortable margin in the measures that CPF Board and the banks apply, which look at the lease remaining when a home is bought. Full use of CPF savings is allowed when the lease left on the home lasts until the youngest owner turns 95, a test a newly granted 105-year lease meets comfortably for most households. The housing loan page explains how the remaining lease enters a loan.
A Setting Shaped by History
The land at 8 Thomson Lane has been held as one private estate for most of the past eighty years: a large family house from the early 1940s, then the Chequers Hotel, the Europa Country Club Resort and, from 2014 to 2023, an EtonHouse International school campus. That long single holding is why a site of more than 200,000 square feet exists here at all, in a district of established homes.
Releases From the Developer
The e-brochure, the site plan, the floor plans, the facilities and the specifications will be presented as the developer releases them, followed by the price list and the payment terms. Each is shared with registered buyers as soon as it is issued.
The Thomson Eight developer page covers Sustained Land’s projects and the planning framework in more depth.

The Setting at 8 Thomson Lane
Thomson Eight rises on a raised, tree-lined site of 203,073 square feet on Thomson Lane, a quiet spur off Thomson Road in District 11. The residences are planned on a 105-year leasehold, among landed homes, mature trees and established condominiums, including the tall residential towers next door.
The address pairs calm with connection. Novena’s hospitals, specialist centres and malls lie to the south, and Toa Payoh’s town centre and bus interchange to the north. Toa Payoh station on the North-South Line is about 0.8 kilometres away in a straight line, and the future Mount Pleasant station on the Thomson-East Coast Line about 0.7 kilometres.
Green space is close at hand as well. MacRitchie Reservoir Park, the gateway to the Central Catchment Nature Reserve, is about 1.5 kilometres away, and the CHIJ primary and secondary schools on Lorong 1 Toa Payoh sit within a kilometre of the site.

Thomson Eight Site and Planning
The planning parameters of Thomson Eight are clear and generous. URA has granted in-principle approval for residential use at a gross plot ratio of 3.5 on a site of 203,073 square feet, which allows roughly 710,800 square feet of floor area before any bonus.
URA’s guidelines allow bonus gross floor area, capped at 10%, for features such as balconies and indoor recreation spaces. With the full bonus, the maximum floor area is approximately 781,830 square feet, the envelope within which approximately 776 residences, their gardens and their shared facilities will be composed.
The land itself adds a further dimension. The site is raised above Thomson Road and framed by mature trees, so even the lower floors of Thomson Eight begin from an elevated base, while the upper floors rise among the established condominium towers of the enclave.
Gross floor area worked from the plot ratio and the site area.
Residential use at this intensity is the path the land is now set on, and the design, the site plan and the residence types will be presented by the developer in the e-brochure, shared with registered buyers upon release.
The Story of the Thomson Eight Site
Few residential sites in Singapore come with a past as varied as 8 Thomson Lane. The story of the land behind Thomson Eight begins with a grand bungalow that stood on the ridge from the early 1940s. In the 1950s the property became the Chequers Hotel, which welcomed guests until 1985.
By around 1994 the grounds had become the Europa Country Club Resort. In 2014 EtonHouse International opened a school campus there, which it ran until 2023. In September 2024 permission was granted to clear the old bungalow, opening the way for the land’s next chapter as a residential address.
Through each of these chapters the land remained one estate, under a single ownership for decades, and its mature trees and raised grounds were never divided into smaller plots.
- Early 1940sA large bungalow is built on the ridge.
- 1950s to 1985The property operates as the Chequers Hotel.
- Around 1994It becomes the Europa Country Club Resort.
- 2014 to 2023EtonHouse International runs a campus on the site.
- Sep 2024Permission is granted to clear the bungalow.
- Aug 2026A consortium led by Sustained Land acquires the site for Thomson Eight.
That history is why a site of more than 200,000 square feet exists in this part of Thomson Road at all, in a district of established homes, and why the setting around the lane has kept its green character. Thomson Eight is the first new private condominium in this stretch of Thomson Road since 368 Thomson, launched in 2010 and completed in 2014; Cube 8 at 376 Thomson Road and Sky@eleven next door belong to the same era.
