Thomson Eight is developed by a consortium led by Sustained Land, a Singapore residential developer founded in 2006 with approximately twenty residential projects to its name.
Sustained Land, the Thomson Eight Developer
Its portfolio includes boutique addresses in the Orchard area and residential towers near the city centre. Thomson Eight, with approximately 776 residences planned, is the largest development by unit count that it has led.
The development brings that experience to an elevated, garden-framed site at 8 Thomson Lane, between the Novena and Toa Payoh neighbourhoods of District 11.
The land offers more than 200,000 square feet in a single parcel on a quiet residential lane, with residential zoning at a gross plot ratio of 3.5 and a 105-year leasehold, and it sits within about a kilometre of four MRT stations, the Novena hospitals and the Toa Payoh town centre.
Sustained Land and Its Developments Before Thomson Eight
Among Sustained Land’s residential developments are 3 Cuscaden, Sky Everton and One Meyer, each set in a long-established residential district where the character of the surrounding streets matters as much as the building itself.
Sustained Land has also worked at a larger scale as a partner. It was part of the joint venture behind The Poiz Residences, a development of 731 units, alongside MCC Land, which led that venture, and Greatview Development.

The Thomson Eight Planning Framework
URA has granted in-principle approval for residential use on the 203,073 square foot site at a gross plot ratio of 3.5. That allows roughly 710,800 square feet of gross floor area, rising to approximately 781,830 square feet with the full 10% bonus gross floor area that URA’s guidelines allow for features such as balconies and indoor recreation spaces.
Residences at Thomson Eight are held on a 105-year leasehold, six years longer than the 99-year term of most new condominium land in Singapore.
For most of the past eighty years the land was held as a single private estate, home in turn to a large family house, the Chequers Hotel, the Europa Country Club Resort and an EtonHouse International school campus, which is why a site of this size exists in an established district.
