Choose a price, a tenure and a rate to see how a purchase at Thomson Eight would be paid under the progressive payment scheme: the downpayment and its cash part, the stamp duties, and every construction stage with the amount the bank releases and the instalment that follows. The price box opens at S$2,000,000, a round figure for illustration that has nothing to do with any Thomson Eight price, which the developer releases in due course; replace it with your own. The rate opens at 1.50%, a reference figure; type the rate your bank quotes.
Illustrative figure only; type your own price.
Beyond 30 years, or past age 65, the loan limit is lower.

How to read it. The bank only starts paying once your own share is used up, so at a 75% limit its first payment, at the foundation stage, covers just the 5% of the price above the 25% you have already paid. The amounts released add up to the loan, not to the price, and each instalment is worked on the loan drawn so far over the whole tenure. A guide using IRAS and MAS rules as at November 2026; the Thomson Eight sale and purchase agreement sets the binding schedule.
Reading the Thomson Eight Payment Schedule
The 20% downpayment and the duties come first and are paid from cash and CPF savings. From the foundation stage the bank pays each certified stage, so the monthly repayment begins low and climbs as the loan is drawn, reaching its full amount once the Certificate of Statutory Completion is issued.
The loan in this schedule assumes it fits the income test; check that with the TDSR calculator, and see the payment scheme page for the stages in words.
