Use this TDSR calculator to see how large a home loan the bank’s debt test would allow a buyer at Thomson Eight. Enter income and existing repayments for one or two borrowers, a tenure and a test rate, and it applies the 55% total debt servicing ratio, the 4% MAS rate floor and the loan-to-value limit, then reports which one sets the loan. The price box opens at S$2,000,000, a round figure for illustration that has nothing to do with any Thomson Eight price, which the developer releases in due course; replace it with your own. The housing loan page explains each rule.
First borrower
Counted at 70%.
Car, personal and other property loans.
Second borrower
Counted at 70%.
Car, personal and other property loans.
Illustrative figure only; type your own price.
Private property loans run up to 35 years.
MAS sets a 4% floor; lower entries are tested at 4%.
This sets the loan-to-value limit.
A guide only. Where the tenure exceeds 30 years, or the loan would outlast age 65 on the borrowers’ income-weighted age, the lower loan-to-value limits of 55%, 25% or 15% apply and the cash share on a first loan goes up from 5% to 10%. If the loan-to-value cap is smaller than the income-based figure, the cap is the loan. Each bank adds its own credit checks, so confirm the figure with a lender before booking.
How the Thomson Eight Loan Figure Is Reached
Income is assessed first: fixed salary counts in full and variable pay at 70%, spread over twelve months. Then 55% of that income becomes the ceiling for all debt, and existing repayments are taken off. Whatever remains is converted into a loan amount at the higher of 4% and the rate entered, over the tenure chosen.
For two borrowers the age that matters is the income-weighted average. If the tenure runs beyond 30 years, or past 65 on that average, the lower loan-to-value band applies and the minimum cash rises. The calculator then compares the income-based loan with the loan-to-value cap on the price entered and shows the smaller as the loan.
Take the result to the progressive payment calculator to see the instalments, and to the stamp duty calculator for the duties.
