Thomson Eight Is a 105-Year Leasehold
Residences at Thomson Eight are held on a 105-year leasehold, six years longer than the 99-year term of most new condominium land in Singapore, which is typically released through the state’s land tenders.
The longer term gives each owner a generous runway from the very start of the lease.
How the Thomson Eight Lease Works
Leasehold tenure lets an owner hold and use land for a set number of years. When the development is completed, each buyer holds a share of the remaining term with their home. The term counts down from the date the lease begins, and the date that governs the new homes will appear in the sale documents for the project.
At the end of a lease the land reverts to the holder of the freehold, as with any leasehold property in Singapore.
CPF and the Remaining Thomson Eight Lease
CPF Board’s rules look at how much of the lease remains when a home is bought. Full use of CPF savings is allowed when the lease left on the home lasts until the youngest owner turns 95; a shorter remainder scales the usable sum down in proportion. A newly granted lease of 105 years sits comfortably above that test for most households.
A bank weighs the lease still to run when it fixes how long a loan can last. CPF Board and each bank confirm the position for a household’s own ages and circumstances.
Thomson Eight Among Its Neighbours
The established condominiums around Thomson Lane include freehold developments such as Sky@eleven, completed in 2010, and 368 Thomson, completed in 2014. Thomson Eight, the first new launch in this stretch of Thomson Road since 2010, brings a 105-year leasehold and a new generation of residences to the enclave.
Tenure appears with the other key particulars on the project details page.
